The right answer depends on whether the problem is above ground or below it, and those are very different conversations. Start by working out which you actually have.

Above ground: usually straightforward

Branches over a structure are the easy case, and almost always cheaper to fix than people expect — because you are dealing with a few specific limbs rather than the whole tree.

Only the last row is a serious problem. Everything above it is solved by removing particular branches, which is a fraction of the cost of reducing the whole crown — and lasts longer, because a small intervention does not provoke regrowth.

The Cotswold stone wall question

Worth its own note here, because it comes up often around Moreton-in-Marsh and it is a real issue rather than a theoretical one.

A dry stone wall has no mortar and no foundation to speak of. A tree growing hard against one — or a self-sown ash or sycamore that has seeded into the base of it — will move the stone as it thickens, and that damage is slow, steady and not reversible by pruning.

Where a tree is already large and pressed against a wall, the honest options are living with the movement, rebuilding that section, or removing the tree. Where it is a sapling that has seeded in, dealing with it now is trivially cheap and dealing with it in fifteen years is not.

The self-sown sapling in the base of a wall is the cheapest tree job you will ever have done, and the most expensive one you will ever postpone.

Below ground: the honest version

Roots get blamed for a great deal they do not do. It is worth separating what is a real risk from what is folklore.

Lifting paving, paths and drives is real and common. Roots thicken as they grow and will move slabs and tarmac laid over them. It is usually a nuisance rather than a structural matter, and root pruning is sometimes possible — though it needs care, because roots are also what holds the tree up.

Blocking or damaging drains is largely misunderstood. Roots do not break into sound pipework. They exploit joints and cracks that are already failing, then grow enthusiastically because a drain is a good place to be. Fixing the drain is the answer; removing the tree without fixing the drain solves nothing.

Subsidence is real but far rarer than the anxiety about it. It requires a specific combination: shrinkable clay soil, a thirsty species, a dry summer and shallow foundations. If there is genuine movement in a building, that is a matter for a structural engineer and an insurer — and removing a mature tree near a house can occasionally make things worse through heave as the soil rehydrates.

Distance rules of thumb, and why they are only that

People often ask how far a tree should be from a building. There is no legal distance, and the honest answer depends on soil type, species and foundation depth rather than on a number.

What is fair to say is that a large forest species — poplar, willow, oak, ash — planted within a few metres of a house on clay soil is a combination worth professional advice about. A modest garden tree at a similar distance on free-draining ground is generally not.

Planning work near a tree you are keeping

The other half of this question, and the half that causes most avoidable damage. If you are laying a patio, building a shed base or running a service trench near an established tree, the tree is at more risk than the structure.

  • Most of a tree's roots sit in the top 60cm of soil and spread well beyond the canopy.
  • Raising the soil level over the root zone suffocates roots, sometimes fatally, and the tree may not show it for years.
  • Trenching through the root plate cuts anchoring roots and is a genuine stability issue.
  • Machinery and stored materials compact the ground, which does the same damage more slowly.

And check whether it is protected

Before pruning anything back off a structure: a tree in Moreton-in-Marsh's conservation area needs six weeks' written notice to Cotswold District Council, and a TPO tree needs written consent. That applies to work on the tree rather than to how much you cut, so taking one limb off a greenhouse counts.
